Edmonton’s condo market has historically low inventory, mainly due to demand and affordability. In 2024, apartment-style condo sales increased by approximately 37% compared to the previous year, totaling 3,351 units—the highest in five years. Edmonton is one of Canada's most affordable major markets.
We are already seeing an in flex in new condo listings coming to market for 2025, with the Realtors Association of Edmonton's February news release reported an increase of 80% more new listings for the month of January.
As we move into Spring, we will see even more demand, but the Edmonton condo market condition will vary slightly depending on your product.
The Luxury condo market saw sales double in 2024 over last year due to lower interest rates.
Townhouses will continue to see demand because they are a good, affordable alternative to a single-family home.
Apartments we are seeing stronger demand from first time home buyers’ investors who are back in the market fixing up condos for rent.
Condo Buyers
For buyers, be sure to prepare for a fast-moving Spring by getting fully approved with your bank, find a Realtor who you would like to work with and start your search early.
Condo Sellers
For sellers, you also need to be prepared for a fast moving Spring market and start the process early by engaging a Realtor early to help prepare your home for sale and be sure good and be sure to be priced accurately so that you don’t miss your opportunities.
