Oliver is an established neighbourhood west of Edmonton’s downtown core. It is bounded by an old CN rail yard on the north, 111 Avenue/109 Avenue on the east, the River Valley on the south, and a zigzag along 124 Street/Stony Plain Road/121 Street on the west.
Real estate in Oliver is mostly high-density dwellings. Approximately 66% of properties are apartments and apartment-style condos in high-rise buildings with more than five stories. Another 32 % of properties are in high-rise buildings with five stories or less. There are a small number of duplexes, row-housing and single-family dwellings.
During the 1960s Oliver was remarkably redeveloped when several high-rises altered the skyline. Between 1961 and 1970, 30% of the residences were constructed. Another 32% were built between 1971 and 1980. Development slowed in the early 1980s when 13% of the residences were built.
Oliver is a vivacious neighbourhood with numerous features including an Rogers Arena, MacEwan University, many amenities, seven parks and direct access to the River Valley trail system and an abundance of shopping and restaurants. The Victoria Promenade, part of Edmonton’s Heritage Trail, showcases breathtaking views of the North Saskatchewan River. Immediately below Oliver in the River Valley you’ll find the Royal Glenora Club, Victoria Golf Course, and Victoria Park.
